I've been a licensed Realtor in Oregon and Texas for 14 years. I started investing before I ever got my license. I got the license specifically to sell my own flips. My husband Dylan is a contractor. Between us, we understand what a property is worth, what it will cost to fix, and exactly what a buyer will pay when it hits the market.

That combination (agent, investor, and contractor in one room) is rare in this business. Most mentors know one side. We know all three. And that's exactly the perspective we bring to every deal we review in this program.

Do I need prior real estate experience? +
No. The program is designed for people who have never invested before, as well as people who have tried and lost money and want to understand why. We want you to come in with fresh eyes. The course teaches you the reasoning behind every decision, not just rules to follow.
Do I need my own money to invest? +
No. Stephanie has funded every deal without using personal capital. Week 4 of the program is dedicated entirely to funding: hard money, private money, and creative financing. You do need to have a realistic path to capital, whether that's your own savings, a partner, or a plan to access hard money. We'll talk through that in your interview.
What's the time commitment each week? +
Two hours every Tuesday for your cohort session. Office hours are optional but available every week (Fridays for Day cohort, Sundays for Night cohort). Field trips are on Thursdays at five specific points in the program, plus graduation on December 17. Between sessions, expect 2–4 hours of homework depending on the week.
What's the difference between the Day and Night cohorts? +
The Tuesday session time, field trip time, and office hours schedule. Day cohort meets Tuesdays 1–3pm CST with Friday office hours. Night cohort meets Tuesdays 7–9pm CST with Sunday morning office hours. Each cohort runs its own field trips on the same Thursday dates: Day cohort 1–3pm, Night cohort 7–9pm. Both cohorts graduate together on December 17.
What happens after I apply? +
You'll receive an auto-confirmation immediately. Stephanie personally reviews every application within 24 hours. If you're a fit, you'll receive an invitation to book a 15–20 minute phone call. Decisions are made the same day as your interview. If accepted, you have 48 hours to submit a deposit to confirm your seat.
What if the cohort fills before I apply? +
Applications are reviewed in the order received. When a cohort fills, qualified applicants are added to a waitlist and notified first when a seat opens or when the next cohort launches. Applying early gives you the best chance at your preferred track and cohort.
